Heater Replacement for Westside Homes With Ducts: Cost and Options

Your Westside house has ducts and a forced-air furnace, and that furnace is near the end. Maybe it failed on a cold night, or the last repair bill made you stop and think. A heater replacement here comes down to three choices: what goes in, how it fits the ducts you already have and which city signs off. We price all three in one itemized estimate.

What sets the heater replacement price

We do not print a flat heater replacement figure. The written quote lists equipment, labor, compliance, and basic duct sealing.

Your number depends on a few things.

  • The system you pick. A gas furnace swap and a heat pump that heats and cools are priced differently.
  • The electrical panel. A heat pump adds a compressor and an air handler, and some older panels need a service upgrade to carry them.
  • The ducts. Sound ducts get basic sealing. Ducts that need sections replaced or rerouted cost more.
  • The building. Multi-unit buildings and homes with tight access run higher.

The estimate breaks out the equipment model, its efficiency rating and every piece of extra work, so you see each item you pay for. Send what heats the house now and its rough size through the estimate request on this page, and we will book a visit to measure and write it up.

Gas furnace, heat pump or electric

Each option suits a different kind of house, and we will write up more than one if you want to compare.

OptionRuns onGood fit when
Gas furnaceSoCalGas, with a blower on electricYou want heat only and already have gas to the unit
Heat pumpElectric onlyYou want heating and cooling from one system
Electric furnaceElectric onlyThere is no gas line and cooling is not needed

Heat pumps make a lot of sense in a mild coastal climate. One outdoor unit covers winter heat and summer cooling, so a heater replacement can also be the day you add air conditioning. New split heat pumps are made with lower-GWP A2L refrigerants such as R-454B or R-32, and they are rated in SEER2 and HSPF2.

Your electric provider depends on where you live. Mar Vista, Palms, Venice and West LA are on LADWP. Santa Monica is on Southern California Edison, and most of Culver City is too, with LADWP serving a portion.

Repair one more time, or replace

Not every furnace problem means a new heater. Igniters, flame sensors, and gas valves can be replaced safely on structurally sound furnaces. Costs run $229 to $580 depending on the part and access.

Replacement belongs on the table when the furnace itself is the problem. Before we authorize any repair on a furnace that is cycling on and off, leaving soot around the burner or tripping the limit switch, we test for a cracked heat exchanger and draft problems. If the heat exchanger is cracked, we price the heating installation instead of the part. If the furnace is sound, we write up the heating repair and you decide.

Permits, ducts and startup

Replacing a furnace or heat pump in California is permitted work, and the office that issues it depends on your address.

  • Mar Vista, Palms, Venice and West LA: LADBS, the Los Angeles Department of Building and Safety.
  • Santa Monica and Culver City: each city's own building and safety division.

Depending on the scope, Title 24 can require duct sealing and a duct leakage test, verified by a third-party HERS rater who is not the installer. We book that test and list it on the estimate.

On the install, we pull the old unit, update the plenum and connections to current standards, set the new equipment and commission it before we leave. California law requires carbon monoxide alarms in homes with a fuel-burning appliance, so we check yours on a gas furnace job. In condos and apartments with rules on how visible the equipment can be, we plan placement around them from the start.

FAQ

Can the new heater use my existing ducts?

Usually, if they are in good shape. We check the runs and the connections at the visit. The estimate lists any sections that need work and their cost.

Will a heat pump need a panel upgrade?

Some homes do. It depends on the size of the panel and what else it carries. We check it on site and show any upgrade as its own line.

Who issues the permit in Santa Monica?

The City of Santa Monica's own building and safety division. In Venice, Mar Vista, Palms and West LA it goes through LADBS. We file it either way.

How long will the house be without heat?

A straight furnace swap is the shorter job. A switch to a heat pump with electrical work takes longer, and the estimate gives you the schedule for your scope.

Can you replace the heater in a condo?

Yes. Closet furnaces and air handlers in condos are a common job for us. We coordinate with the HOA or property manager on access and equipment placement.
